How long does referencing take?

Usually within two working days. The slow step is almost always a previous landlord or an employer who is hard to reach.

Does this cover Right to Rent?

No. In England, Right to Rent is a duty on you as the landlord and must be done by checking documents or using the Home Office online service before the tenancy begins. A reference does not discharge it.

What if the tenant fails?

The report tells you why, so you can decide. A guarantor is the usual answer where the issue is affordability rather than conduct.

Can I reference a guarantor too?

Yes, and it is worth doing. A guarantor is only as good as their own income and credit history.

Does the applicant have to agree?

Yes. A credit check needs their consent, and they are entitled to see what was checked and what came back.
