A landlord must have every gas appliance and flue checked for safety every twelve months by a Gas Safe registered engineer, and give the tenant a copy of the record within 28 days.

How often do I need a gas safety check?
Every twelve months, for as long as the property is let with gas appliances, pipework or a flue. You can have the check done up to two months before the current record expires without losing the original anniversary date.
What is a CP12?
CP12 is the old name for the Landlord Gas Safety Record. It is the document the Gas Safe registered engineer issues after the annual check, listing each appliance and whether it passed.
When do I have to give the record to my tenant?
Within 28 days of the check for a tenant already living there, or before they move in for a new tenant. You must keep a copy yourself for two years.
Do I need one if the property has no gas?
No. The duty applies to gas appliances, pipework and flues. A wholly electric property needs an EICR rather than a gas safety record.
What happens if I do not have a valid record?
It is a criminal offence carrying a fine and, in serious cases, imprisonment. In England it also prevents you serving a valid section 21 notice while the duty is unmet.
