An Energy Performance Certificate rates how energy efficient your property is. You must have a valid EPC before you can legally market a property to let.

It is an offence to market a rental property without a valid EPC, and the rating must appear in the advertisement. An EPC lasts ten years.

Frequently asked questions

How long does an EPC last?

Ten years from the date it is lodged. You do not need a new one each tenancy, only when the current certificate expires or you make changes and want the rating reassessed.

Can I let a property rated F or G?

Not in England or Wales, unless a valid exemption is registered on the PRS Exemptions Register. Letting below band E without one can attract a civil penalty from the local authority.

Do I need the EPC before I advertise?

Yes. It must be commissioned before the property goes on the market, and the rating has to be shown in the advert itself.

Does a new EPC replace the old one?

The most recent certificate on the register is the one that counts. Commissioning a new assessment after improvement work is the normal way to record a better rating.

Is an EPC needed for a room in a shared house?

A single room let on its own generally does not need its own EPC, but the building may still need one. If you are unsure, get the building assessed rather than assume.
