Landlords in England must have the electrical installations in their rented properties inspected and tested at least every five years, and supply the report to tenants.

Frequently asked questions
How often is an EICR needed?
At least every five years in England, and at the start of a new tenancy if the existing report is older than that. The report itself can specify a shorter interval, and if it does, that interval applies.
What makes a report unsatisfactory?
Any C1, C2 or FI finding. C3 is an improvement recommendation and does not make the report unsatisfactory.
How long do I have to fix problems?
Twenty-eight days from the inspection, or sooner if the report specifies. You then need written confirmation from the electrician that the work is complete.
Who do I have to give the report to?
Your tenant within 28 days of the inspection, any new tenant before they move in, and the local authority within seven days of a request.
Does this cover my appliances?
No. An EICR covers the fixed installation. Testing appliances you supply — PAT testing — is separate and is not required by these regulations.
