Why a listing might not go live
Usually a missing EPC, no photographs, or a rating below the minimum standard.
Every listing is checked before it goes out. The usual reasons one is held:
No EPC. Marketing a rental property without a valid Energy Performance Certificate is an offence, and the rating has to appear in the advert. You can order one from Compliance & safety.
An F or G rating. Under the Minimum Energy Efficiency Standard a property rated F or G cannot normally be let at all. You need to improve it or register an exemption.
No photographs or no description. The portals reject these, and tenants scroll past them.
An expired gas safety record. The check is annual.
