What happens when I apply for a property

You answer a few questions, the landlord decides, and nothing is committed until a contract is signed.

Applying costs nothing and commits you to nothing.

You tell the landlord your employment, roughly what you earn, when you would like to move in, how many people are coming, and whether you have a pet or a guarantor. They see the same facts from every applicant, which is fairer than a pile of emails.

Landlords often look for an annual income of around thirty times the monthly rent, or a guarantor instead. It is a rule of thumb, not a rule, and you can apply either way.

If they accept, a tenancy agreement is drafted and sent to everyone to sign online. You can read it in full before signing anything, and you should.
