The documents a landlord must give you

Five documents at the start of a tenancy. Missing them blocks possession later.

At the start of a tenancy in England the landlord must give the tenant:

  1. The How to Rent guide — the current version published on GOV.UK
  2. The Energy Performance Certificate
  3. The gas safety record, if there are gas appliances, within 28 days of the check
  4. The electrical installation condition report (EICR)
  5. Deposit protection confirmation and prescribed information

This is not paperwork for its own sake. A landlord who has not served these cannot get a possession order until they have, so it matters to both sides that it is done and can be shown to have been done.
