ASSURED TENANCY AGREEMENT This agreement is made under the Housing Act 1988 as amended, and creates a periodic assured tenancy. THE PROPERTY [HOUSE NUMBER AND STREET], [TOWN], AB1 2CD THE LANDLORD [LANDLORD NAME] THE TENANT [TENANT NAME] START DATE 1 October 2026 RENT £1,000.00 per calendar month, payable in advance on day 1 of each month. DEPOSIT £1,153.84 TENANCY REFERENCE [REFERENCE] 1. THE TENANCY The Landlord lets and the Tenant takes the Property for a periodic assured tenancy beginning on the start date above. The tenancy continues from month to month until it is ended in accordance with this agreement or by law. There is no fixed term. 2. RENT The Tenant shall pay rent of £1,000.00 per calendar month in advance, on day 1 of each month. The first payment is due on or before the start date. 3. DEPOSIT The Tenant shall pay a deposit of £1,153.84. The Landlord shall protect the deposit in a government-approved tenancy deposit scheme within 30 days of receiving it, and shall give the Tenant the prescribed information within the same period. The deposit is held against damage beyond fair wear and tear, unpaid rent, and other breaches of this agreement. It will be returned, less any sums properly deducted, at the end of the tenancy. 4. ENDING THE TENANCY The Tenant may end this tenancy by giving the Landlord at least two months' notice in writing, expiring at the end of a rental period. The Landlord may only seek possession on a ground set out in Schedule 2 to the Housing Act 1988, by serving the notice that ground requires and, if the Tenant does not leave, by obtaining a court order. The Landlord may not evict the Tenant without a court order. 5. THE TENANT'S OBLIGATIONS The Tenant agrees to: (a) pay the rent on time; (b) keep the Property in a clean and tidy condition; (c) not cause a nuisance or annoyance to neighbours; (d) not make alterations without the Landlord's written consent; (e) report disrepair to the Landlord promptly; (f) allow the Landlord access for inspection or repair on 24 hours' written notice, except in an emergency; (g) not sublet or part with possession of the whole or any part of the Property. 6. THE LANDLORD'S OBLIGATIONS The Landlord agrees to: (a) keep the structure and exterior of the Property in repair; (b) keep the installations for water, gas, electricity, sanitation, space heating and water heating in repair and proper working order; (c) ensure the Property is fit for human habitation throughout the tenancy; (d) maintain working smoke alarms and, where there is a fixed combustion appliance, a carbon monoxide alarm; (e) carry out an annual gas safety check where there are gas appliances, and give the Tenant a copy of the record; (f) hold a valid electrical installation condition report and give the Tenant a copy; (g) allow the Tenant quiet enjoyment of the Property. 7. UTILITIES AND COUNCIL TAX The Tenant is responsible for gas, electricity, water, council tax, and communications services at the Property, unless stated otherwise in writing. 8. PETS The Tenant shall not keep animals at the Property without the Landlord's consent. The Landlord shall not unreasonably refuse a written request to keep a pet, and shall respond within the period allowed by law. SIGNED BY THE PARTIES By signing electronically, each party confirms they have read this agreement, agree to be bound by it, and intend their electronic signature to have the same effect as a handwritten one.
